Other -- they're trying -- yet they're never not trendy.
That's so that's something different to -- you want to be be in place to go.
We've had always want to be be in place to go.
Yeah really isn't a little bit differently we don't wanna be trendy we -- to be on trend because I think trendy bars come and go -- mean you know we don't want to be.
The hottest -- around for a year and a half and then not be hot -- so.
We -- to be aware trends but we really want to make sure provided great service.
We want you to come back year after year after year did that.
Tom I think primarily it's really our staff you have -- have a great staff that's friendly you know you have to be aware of like this a trend so.
Whether it be keeping current with cocktails are coming up -- you -- just making sure your music is relevant and making sure that you design is relevant but.
You don't want to really follow the trends because they come and go and then you'd have to revamp -- place every year so too -- their customers come from the hotel left from the city.
It's a mixture I mean I'd say probably in most places 30% of our customers are sleeping in the hotel.
And we have another thirty to 40% that may -- and other hotels that are coming to visit us because.
For whatever reason their companies are not allowing them to stay in this hotels or had deals with other companies and then the rest -- locals so we like to have that mix because -- not.
The people in the hotel that are visiting -- city won't go to our apartment is no local field.
Right thing -- create and keep that level -- makes sense on any other very strong strategic partnership gone starlet.
Yes we -- You know we partnered up with -- to develop the W that tells about twelve years ago and and they've been great partner to us so we are one of their preferred vendors now we always like to look at w.s but.

But we give other partnerships we don't have an exclusivity the start but we left in the sports.

I think business is definitely up I mean we're seeing.
You know freer spending by companies -- companies are once again hosting events and -- -- -- -- Carolina.
It's it's very important for awhile you know that was the first place to cut back whether it was.
You know event for a big corporation or holiday party whatever might have been that's -- the easiest place to cut.
And those things have really come back and we see a lot of business entertaining as well -- places.
-- in 2009 the Christmas parties in the holiday parties went away and many companies most companies probably didn't really bring them back.
Now and if they did they were very very quiet about it -- is is is that stigma attached for a little while like you know why you spending money frivolously -- Venus does leave business is very good.
Itself but -- yeah I'd say business has been you know.
Pretty healthy recently.
OK that's good and the other you know business travel that's another expense that's really easy to cut from the fat or.
You know you can get over Skype we don't have to send you on planes that nice exotic city to talk to excellence and customer -- so it's good to hear that business is a little bit better but in many senses I -- -- that -- was -- telling her clientele.
Would be a little higher -- and me -- not affected so much as maybe some smaller players.
May be I I would say that's basically you know whether it's business travel and leisure travel resolve and up recently and and obviously that does have an impact on our business and more people sleeping upstairs you know helps our.

Rising with the economy you know you're seeing the residential market in New York is so strong.
He had the upper end of the residential marketing people -- fifty million dollar apartments now the hotel business is strong and I think the economics you know -- building these hotels.
I'm in California coming -- -- we have one property the W Los Angeles currently.
I said that holding up OK it's so they advocate Los -- has never been as strong as New York.
-- we have a very big business that's after work and I think in Los Angeles but the weather's beautiful as a means people are really not going you know 56 and more.
