And we -- really a in emerging cultural community.

Right arts and culture we've just -- the art -- show the number one art show in the world today.

-- death though is that the trend I think in Miami and I think of Miami I don't think of art I think I don't know what coconut drinks and sports -- -- we do it today.

Which is now the number one art show.

In the world in Miami in December so it's an emerging art and cultural.

Community that I think we're being recognized for not because we say it is about because the world -- there.

75% of our business comes through American Airlines they've added service.

Cities.

Of the visitors who come to Miami come on American Airlines and American Eagle.

Now it Miami.

Is the economy there isolated from what's going on in the rest of -- -- -- that the housing market today an aging population.

It it it is it's.

It's one of the top vacation destinations.

In the world half of -- business is international -- 50%.

No other US destination has half of their business so we've never we've not really been affected by the economy.

Because the -- the world you know South America is absolutely bone so -- -- -- That's good -- both if you have not been affected by the economic Craig well we have we have we have hotels that they had various price points.

We become a bit more of a luxury destination as you would expect.

For the hotel business thirteen point one million hotel room nights were sold.

That was up 9%.

And also overnight visitors grew by just about 7% to a record breaking nearly thirteen and a half million people.
